- A Level 2 Survey is suitable for most houses, it will cover all elements of the property and will come with a very thorough report.
- A Level 3 Survey is suitable for older houses (pre-1930s or so), properties with issues such as structural cracks and bulges, damp problems, houses with Loft Conversions and Basements. It also has an additional section for further guidance
The report will inform you about:
- any structural building cracks or subsidence.
- If there is any damp, wood rot, or insect infestation in the roof and floor timbers
- All of the services, such as the boiler, electricity, gas, water, and drains will be reported on
- Help you to understand the issues and how to address them

The report will also identify and provide information on:
- Any major problems with the home you are purchasing
- Hidden areas of concern that need further investigation
- Provide a simple 1, 2, 3 condition rating of all elements of the property
- Deliver a comprehensive and jargon free description
- Help you plan for future expenditure
- Be carried out by an accredited and comprehensively insured surveyor
- Approximately 70 pages of notes with in-depth photos of any areas of concern
Buy to Let Survey
Security for Landlords
The buy to let survey is similar to the Level 3 but with specific sections relevant to legal requirements and detail for the prospective Landlord.
It will also include checks in accordance with the Housing Health and Safety Rating System guidance
